Electrical Inspections in Wet Areas

Are you following best practice guidelines for testing and inspection of electrical installations in ‘wet areas’?

In areas such as swimming pools, saunas, steam rooms, Jacuzzis, paddling pools, Japanese baths and changing rooms with bath or shower facilities, members of the public may be at higher risk of injury or electric shock. Cables and equipment are also more susceptible to corrosion due to moisture and the IP (ingress protection) rating of equipment needs to be higher to prevent ingress of moisture as defined by specified zones within BS7671.

This means it is even more important for hotels, leisure centre operators, sports organisations or any other organisation to follow a comprehensive inspection programme.

Understand your obligations

Regulation 4(2) of the Electricity at Work Regulations 1989 states the need for maintenance to ensure safety of any electrical installation in wet areas, although it does not specify what this maintenance should involve.

Separately, BS7671 (The IET Wiring Regulations) gives recommended maximum periods between inspections and testing in various locations, and states that the maximum period between inspections and testing in swimming pools should be one year.

Although BS7671 is non-statutory, it is widely recognised that achieving compliance with BS7671 would satisfy the requirements of the relevant part of the EAWR.
